- What is the biggest single cost in building a house?

- Why do quotes for the same house differ so much?
- Almost always because they assume different finish levels, and finishes are where the range is widest. Flooring alone runs from ₹90 to ₹420 per sqft — nearly five times — while structural work varies by closer to two. Ask any two contractors to quote against the same specification before comparing their numbers.
- Does this include the cost of land?
- No. These are construction costs only — materials, labour and finishes from foundation to paint. Land, registration, approvals and architect fees are separate, and land in particular varies far more by location than construction does.
