What is the biggest single cost in building a house?
The foundation and RCC structure, at ₹650 per sqft at standard quality — about a third of the build. It is also the one stage where saving money is a bad idea, because it is the only part you cannot redo later.
Why do quotes for the same house differ so much?
Almost always because they assume different finish levels, and finishes are where the range is widest. Flooring alone runs from ₹90 to ₹420 per sqft — nearly five times — while structural work varies by closer to two. Ask any two contractors to quote against the same specification before comparing their numbers.
Does this include the cost of land?
No. These are construction costs only — materials, labour and finishes from foundation to paint. Land, registration, approvals and architect fees are separate, and land in particular varies far more by location than construction does.
