Red brick, fly ash or AAC block — which to build with

The three options for walling in India, what each Indian Standard actually requires of them, and which is right for a valley house.

Three materials, three standards

Burnt clay brick is governed by IS 1077, fly ash brick by IS 12894, and autoclaved aerated concrete block by IS 2185 Part 4. They are not graded on the same scale, which is why comparing a "Grade A" block to a "Class 5" brick tells you nothing on its own.

Strength is not the whole story

Fly ash brick is the strongest of the three — IS 12894 sets a 7.5 N/mm² minimum for Grade I, against 3.5–7 N/mm² for common clay brick classes under IS 1077, and AAC's Grade A ceiling of 3.0 N/mm² under IS 2185. But a load-bearing wall in a two-storey house does not need 7.5 N/mm², so the strongest option is often not the one worth paying for.

Weight is what changes the structure

AAC runs 550–650 kg/m³ against 1,600–1,920 kg/m³ for clay brick — roughly a third the weight, cutting dead load by up to 30%. On a multi-storey build that comes back as smaller columns and less steel, so the saving is in the frame rather than the wall. In a seismic zone, less mass at height is worth having for its own sake.

What this means in Kashmir

Most of Jammu & Kashmir sits in seismic Zone IV or V, so reducing dead load has a real structural argument behind it, not just a cost one. Against that, AAC needs thin-bed adhesive and a mason who has laid it before — using ordinary cement mortar on AAC throws away most of the insulation benefit and cracks the joints.
